Maintenance Technician (IHC)

Inglis enables people with disabilities – and those who care for them – to achieve their goals and live life to the fullest. The Maintenance Technician is responsible for all phases of maintenance and repair of a property, including, but not limited to, the general and mechanical maintenance of the physical plant and building systems, budget control and adherence, inventory control and the over site of porter and janitorial functions; to direct and control all maintenance and engineering vendors and resources to the extent that the property is well maintained at all times, and in good physical condition.  Must attend educational seminars and classes as required by the established training protocol.  Must complete required reports and maintain preventative maintenance schedule as described. May be required to supervise Assistant Maintenance Technician and/or Janitor. New Hire may be required to move into a rent and utility-free one- or two-bedroom apartment within 30 days of hire date, if such an apartment is available.

Education & Experience

In addition to the necessary skills and experience to perform the responsibilities outlined above, there are a number of traits that a successful candidate will possess.  

  • High School Diploma or General Education Degree required. 
  • College-level degree or coursework in engineering preferred and/or five years’ experience as a Property Management Maintenance Worker. 
  • Pleasant personality and ability to accurately interpret instructions from management/supervisor.  
  • Ability to effectively communicate with all levels of staff.  
  • Must be able to effectively, respectfully and compassionately communicate with residents. Must be able to troubleshoot issues and manage work order requests in a timely and professional manner.  
  • Ability to solve tenant emergency repair issues on-site.  
  • Ability to rotate work schedule if another community needs maintenance coverage.  
  • Must wear company uniform at all times.  
  • Neat and legible handwriting and capacity to keep accurate, up-to-date records. 
  • Basic computer and internet capabilities
  • Preferred industry experience – Residential Property Management

Essential Functions, Qualifications & Skills:

Facility Maintenance Technician Functions

  • Adhere to all IHC directives as per the manual of operations and procedures.
  • Purchase necessary maintenance supplies in accordance with company purchasing policy.
  • Supervise outside contractors working on the property, and have them sign the site visitor log
  • Ensure that residents are provided with a clean, safe, well-maintained community in compliance with all applicable local, state, and federal fair housing laws
  • Work within the established budget and notify the Property Manager of any possible variations.
  • Report accidents and emergency situations to the property manager or administrative staff immediately and prepare sufficient reports. Take photographs of incident areas.
  • Ensure that all maintenance requests are handled on an immediate basis, if possible, and insure that Property Manager is notified if parts must be ordered which could cause a delay in installation and replacement.
  • Have direct control over utility usage and apply conservation measures to help reduce expenses, i.e., time controls for exterior lighting, controlled thermostats in common areas, water saving devices, and periodic conservation inspections by the on-site Maintenance Team.
  • Perform ‘apartment make ready services’ during unit turnover.
  • Participate in all REAC preparations   
  • Execute the requirements of Janitorial and Maintenance Schedules as written 

Monitoring & Scheduling

  • Monitor contractors performing services on-site, as required by Property Manager or Maintenance Coordinator.
  • Continually inspect property and improvements, recording and reporting deficiencies to the Property Manager or Maintenance Coordinator, and assist with annual site inspections.
  • Carry out routine maintenance and emergency coverage, as instructed by Maintenance Coordinator or Property Manager.  Carry out field rotation assignments to other sites, as needed.
  • Adhere to all maintenance and purchasing directives as per the manual of operations and procedures, including, but not limited to: property inspections, maintenance work orders, landscaping and grounds, safety and security, special maintenance items, and inventory.

Record Keeping & Reporting

Submit all completed maintenance and repair work orders, purchase receipts, incident reports and other relevant records to the Maintenance Coordinator or Property Manager, as required

Younger adults, whether congenitally disabled or disabled later in life, struggle to achieve goals that give a sense of autonomy, mastery and creativity.  Inglis House provides a range of medical, personal and enrichment services that enable residents to live life to the fullest. Inglis House is recognized as a “Center of Excellence in Long-term Care” by the National Multiple Sclerosis Society for its excellent clinical care and quality of life programs for people with physical disabilities — one of only 10 organizations in the country to receive this important designation. Inglis is one of eight residential facilities throughout the United States that offers such highly specialized, long-term care for people with physical disabilities. Inglis Community Based Services supports more than 800 people living independently in the community through resources including: accessible housing, care management (helping people navigate the health care system), a day program, Adapted Technology training and community employment. Inglis is the largest provider of affordable accessible housing in the Greater Philadelphia region with more than 300 accessible, affordable apartment homes for people with disabilities, including 80 new units just opened at Inglis Gardens at Belmont Pennypack Crossing, developed with Conifer, opening this summer in the Northeast as our next housing site with more in development.
